Jeff Brandon of NavPoint Leads Douglas County to CoStar Impact Award-Winning Lease in Englewood
In a strategic move to streamline operations and unify staff, the Douglas County Board of Commissioners has signed a lease for an 82,000-square-foot, stand-alone building at 11045 Lansing Circle in Englewood, Colorado. The long-term lease consolidates the board’s previously scattered offices across the greater Denver area into one centralized location, bringing together more than 175 employees.
The deal replaces office space formerly occupied by Catholic Health Initiatives in the Healthpeak Properties-owned building. It includes a 15-year lease term with multiple extension options and the flexibility for Douglas County to purchase the building in the future. As part of the agreement, the board secured free rent on the first floor for the first year, with payments for the second and third floors beginning after tenant improvements are completed—terms that judges noted offered strong economic advantages and operational flexibility.
This lease, one of the largest signed in Douglas County last year, was recognized with a 2025 CoStar Impact Award, which honors commercial real estate deals that significantly shape their markets. Judges praised the project for increasing interdepartmental efficiency, enhancing workplace collaboration, and boosting local economic activity.
“The ability to occupy the first floor for free and delay rent on the upper floors until completion of improvements provided great flexibility and benefit to the tenant,” said judge Randy Danielson of The Opus Group.
Jeff Brandon, principal at NavPoint Real Estate Group, represented Douglas County in the deal, while Cushman & Wakefield’s Douglas Wulf, Andrew McCabe, and Dan Miller represented the landlord.
