Leading NavPoint Real Estate Group’s Expansion into Denver

Q: Matt Kulbe, congratulations on leading NavPoint’s expansion into Denver. What drew you to this opportunity and why is now the right timing?
A: Thank you. Denver is a market I, together with NavPoint, have spent over 20 years working and transacting deals in. With NavPoint’s entrepreneurial platform, collaborative culture, and the firm’s ability to combine institutional-level execution with a highly personalized client approach, we are well poised to continue to grow, capturing more market share, while providing strong leadership for investors. The timing aligned perfectly with my belief that Denver’s office market is entering a window of opportunity for both investors and tenants who are strategic, well-capitalized, and looking for deals.

Q: Matt Call, why was Denver a priority market for NavPoint’s continued growth?
A: Denver has long been a gateway market in the Mountain West, with diverse economic drivers, strong in-migration, and a sophisticated investor base. While the office sector has faced challenges, that dislocation has created opportunities that align well with NavPoint’s advisory-driven model. Expanding into Denver allows us to better serve our clients locally while leveraging our broader platform across the region.

Q: Matt Kulbe, can you walk us through your background and your focus within the Denver market?
A: My background is primarily in commercial real estate investment sales and office and industrial leasing. I work primarily with private investors, owner-users, and a combination of landlords and tenants. I’ve advised on everything from single-tenant office investments, development, to multi-tenant repositioning opportunities, as well as tenant representation and landlord leasing strategies. Understanding both capital markets and leasing fundamentals allows me to help clients make informed decisions that drive long-term value.

Q: Matt, how would you describe the current state of Denver’s office market?
A: The Denver office market is best described as transitional. We’re seeing a clear bifurcation between well-located, high-quality assets and older, functionally obsolete buildings. Vacancy has created pricing adjustments, but that’s also opening the door for investors who can acquire assets at a basis that simply wasn’t possible a few years ago. For tenants, it’s one of the most favorable leasing environments we’ve seen in decades.

Q: Why do you believe now is a good time to invest in Denver office properties?
A: We’re at a point where values have reset, interest rates are beginning to stabilize, and motivated sellers are becoming more realistic. Investors who focus on fundamentals—location, tenant demand, and realistic leasing strategies—can position themselves well for the next cycle. Denver’s long-term growth story hasn’t changed, and those who invest thoughtfully now are likely to benefit as the market normalizes.

Q: What challenges do office investors and tenants face today, and how do you advise clients to navigate them?
A: The biggest challenges are uncertainty and selectivity. Not every office deal works in today’s environment. We advise clients to be disciplined, stress-test assumptions, and focus on assets that can compete for tenants, but most importantly considering an exit strategy. For tenants, it’s about leveraging market conditions to secure favorable terms while planning for flexibility and long-term business needs.

Q: Matt Call, how does NavPoint’s platform support clients in a complex market like Denver?
A: NavPoint is built around collaboration and specialization. Our brokers bring deep market knowledge, and we support them with research, marketing, and execution capabilities that allow us to compete at a high level. Clients benefit from honest, data-driven advice and a team that’s aligned around their long-term objectives, not just a single transaction.

Q: Matt Kulbe, what’s your vision for NavPoint’s Denver office?
A: My vision is to build a best-in-class office advisory team that’s known for integrity, market expertise, and results. We want to be the go-to firm for office investment sales and leasing in Denver, while continuing to grow thoughtfully and attract professionals who share our client-first mindset.

Q: Any advice for investors or professionals looking to capitalize on opportunities in the Denver market?
A: Be patient, be informed, and surround yourself with advisors who understand both the risks and the opportunities. Markets like Denver reward long-term thinking, and the decisions made in this cycle will have a meaningful impact for years to come.
