Executive Summary

Transaction volume and sector mix: U.S. single-tenant net-lease retail investment reached $2.9 billion in Q2 2026, up 5.7% year over year; $2.6 billion involved individual assets and approximately $300 million involved portfolios. Because public databases omit many smaller transactions and do not yet publish a Q2 retail-only subsector count, the best estimate is approximately 930 asset-level trades above $1 million, led by convenience stores, QSRs and full-service restaurants.¹

Cap rates and geography: National retail STNL asking cap rates increased five basis points quarter over quarter to 6.60%, while the broader MSCI/CBRE transacted-property average remained 6.9%. Pricing was highly bifurcated: premium corporate QSR ground leases remained near the mid-4% range, whereas drugstores, dollar stores and shorter-term or weaker-credit leases generally occupied the 7%-plus range.²

Buyer composition: Private and high-net-worth capital remained the largest source of retail STNL liquidity, but retail-focused REITs captured a disproportionately large share of the quarter. The estimated retail-only mix was 58% private/HNW, 20% listed REITs, 13% combined institutional and private-equity capital, 4% cross-border and 5% other buyers; Agree Realty alone reported $451.5 million of acquisitions and approximately $502 million of total investment activity.³

Exchange activity: No official source reports the precise 1031 share of STNL retail trades, but transaction sizing, broker evidence and Qualified Intermediary data support an estimated 35%-45% of deal count and 25%-35% of dollar volume, with materially higher penetration below $10 million. Nationwide exchange activity increased 30% from Q1 to Q2 2026, even as replacement-property identification became more difficult.⁴
